833PROBAID® specializes in probate, trust and conservatorship matters, with capabilities extending beyond court-supervised and fiduciary transactions.
We handle traditional residential and commercial real estate as well
as complex transactions involving businesses, ownership interests and
other assets requiring valuation, sale or liquidation.
Whether the client is an executor, trustee, conservator, receiver,
attorney, business owner, investor, partnership, corporation or an
ordinary property owner, the same principle applies: if an asset needs
to be valued, marketed,
SOLD
or liquidated, we assemble the appropriate professionals and
transaction structure to get it handled.
Whether the administration involves a single-family residence,
multifamily property, apartment building, shopping center, office
building, industrial property, hospitality property, investment
property, commercial land, or other real estate,
833PROBAID®
can handle the real estate transaction.
When a property or transaction becomes sufficiently large,
specialized, or complex to require additional commercial expertise,
833PROBAID®
can bring the appropriate specialized valuation, commercial, business
brokerage, or other qualified professionals—and, when applicable,
their brokerages — into the transaction alongside us.
And when an estate, trust, or conservatorship contains assets beyond
conventional real estate, the appropriate specialized professionals
can provide expertise involving businesses, ownership interests,
equipment, machinery, intangible assets, and other complex
holdings.
ONE POINT OF CONTACT • ONE COORDINATED STRATEGY • THE RIGHT EXPERTISE WHEN THE MATTER REQUIRES MORE
RESIDENTIAL & COMMERCIAL REAL ESTATE
833PROBAID® handles residential and commercial real estate in probate, trust, conservatorship, court-supervised, and traditional transactions, including:
Commercial real estate does not automatically mean the transaction gets handed off.
When the property and transaction are within the applicable real estate scope, 833PROBAID® can handle the transaction directly.
When the size, complexity, location, asset type, valuation requirements, or other circumstances call for deeper commercial expertise, the appropriate specialized professionals and, when applicable, their brokerages may be brought into the transaction alongside 833PROBAID® under the appropriate brokerage structure.
The objective is not to send the client, fiduciary, or referring
professional somewhere else. The objective is to expand the team
when the transaction requires it.
Through appropriately licensed participating real estate
professionals and brokerages, this coordinated approach can extend
to transactions throughout the United States, subject to the
requirements of the particular jurisdiction and transaction.
WHEN THE ESTATE HAS MORE THAN REAL ESTATE
A probate estate, trust, or conservatorship may begin with a house
and later reveal substantially more.
There may be another residence. An apartment building. A shopping center. An operating business. Equipment and machinery. An ownership interest in an LLC or partnership. A minority interest in a privately held company. Intellectual property. Or another valuable asset that the fiduciary and legal counsel determine should be retained, transferred, SOLD, or liquidated.
Whether the administration is solvent or insolvent, the decision concerning what should be retained or SOLD remains with the fiduciary and legal counsel.
When the decision is made to sell or liquidate, 833PROBAID® can help execute the strategy.
The same coordinated approach is also available outside probate,
trust, and conservatorship matters when traditional clients,
businesses, investors, partnerships, corporations, receivers, or
property owners have comparable assets requiring valuation, sale,
or liquidation.
ONE POINT OF CONTACT. BROAD PROFESSIONAL CAPABILITIES.
Rather than requiring the client to start over every time a
different type of complex asset is discovered,
833PROBAID® has access to a network of specialized valuation, commercial,
business brokerage, and other qualified professionals whose
capabilities can be matched to the asset, location, and
transaction.
Those capabilities may include:
Business valuation and business-sale expertise involving privately held and operating companies
Analysis and valuation of privately held ownership interests
Valuation of partial ownership positions where control, marketability, and ownership structure may affect value
Specialized valuation and disposition expertise involving tangible operating assets
Specialized valuation of non-physical business assets
Complex privately held financial and ownership positions
Sophisticated commercial valuation, brokerage, and disposition expertise
Specialized valuation assignments when qualified or defensible values are required for administration, tax-related purposes, estate planning, litigation, ownership disputes, or other professional uses
These capabilities are provided through the appropriate qualified
professionals selected for the particular asset and transaction.
Depending on the matter, one professional may provide multiple
applicable capabilities, or
833PROBAID®
may coordinate additional specialists when different expertise,
licensing, location, or transaction requirements call for it.
VALUATION ONLY VS. VALUATION + SALE OR LIQUIDATION
The distinction is straightforward.
VALUATION OR SPECIALIZED SERVICE ONLY
If the client, fiduciary, receiver, business owner, investor, or legal counsel needs a business, commercial property, equipment, ownership interest, intangible asset, or other complex holding professionally valued — but there is no present decision to sell or liquidate it — 833PROBAID® can connect the client with an appropriate qualified professional.
The client, fiduciary, or legal counsel then engages that
professional separately under the professional's own agreement
and fee arrangement.
That is a separate professional engagement.
833PROBAID® does not become part of the valuation engagement simply because we made the introduction.
VALUATION + SALE OR LIQUIDATION
If that asset requires specialized valuation or analysis and will also be marketed, SOLD, or liquidated, the structure changes.
The appropriate qualified professional can provide the
applicable valuation or specialized expertise, and that
professional and/or an appropriately licensed participating
brokerage, when applicable, may participate in the disposition
transaction alongside
833PROBAID®.
This allows the specialized analysis, valuation, positioning,
marketing, brokerage, and disposition strategy to work
together as part of the transaction rather than forcing the
client to assemble a new team after the valuation is
completed.
Depending on the asset and transaction, this could involve a substantial apartment building, specialized commercial property, operating business, LLC or partnership interest, minority ownership position, equipment, machinery, or another complex asset being SOLD or liquidated.
If only the specialized service is needed, the appropriate
professional is separately engaged. If the asset also needs to be
SOLD or liquidated,
833PROBAID® can coordinate the appropriate professionals and, when
applicable, participating brokerages as part of the broader
disposition transaction.
EXPERIENCE BEYOND ORDINARY BROKERAGE
The professional network available through 833PROBAID® brings experience extending beyond conventional residential or commercial brokerage.
Depending on the matter, participating professionals may bring
experience in business valuation, commercial brokerage, business
brokerage, asset disposition, equipment and machinery valuation,
litigation support, and other specialized disciplines.
Participating professionals may also include individuals with
experience serving as a court-appointed partition referee,
providing additional experience involving sophisticated real
property, fractional and disputed ownership, valuation, and
court-related matters.
833PROBAID®
does not appoint partition referees, does not act as a partition
referee, and does not represent that any participating
professional will serve in that capacity in a particular matter. A
partition referee serves in that role only when appointed by the
court.
The significance is the depth of experience available when a
transaction or matter becomes substantially more complicated than
the sale of a residence.
ONE MATTER. ONE PLACE TO START.
The client should NOT have to start over every time another asset is identified.
833PROBAID® remains the central point of real estate coordination.
For traditional residential, commercial, business, and
complex-asset transactions outside court supervision, the same
coordinated model allows the client to start with 833PROBAID® and bring in additional expertise when the transaction requires
it.
START WITH ONE CALL.
One matter can involve more than one type of asset.
IMPORTANT PROFESSIONAL SCOPE
833PROBAID® is a specialized real estate resource and professional
network with particular expertise in probate, trust,
conservatorship, fiduciary, and court-supervised matters, while
also serving traditional residential, commercial, and
complex-asset transactions.
Real estate brokerage services are performed through the appropriately licensed real estate professionals and brokerages participating in the transaction.
833PROBAID® does not itself provide business valuations, equipment valuations, securities valuations, intellectual property valuations, tax valuations, legal services, or court-appointed referee services.
Specialized valuation, appraisal, business brokerage, equipment appraisal, and related specialized services are performed by the appropriately qualified professional engaged for those purposes.
When specialized services are required without a sale or liquidation, the client, fiduciary, receiver, business owner, investor, or legal counsel may separately engage an appropriate specialized professional under that professional's own agreement and fee arrangement.
When a specialized professional or participating brokerage works with 833PROBAID® in a sale or liquidation, the applicable brokerage relationships, agreements, disclosures, compensation arrangements, responsibilities, and consents will be established as required for the particular transaction.
Legal, tax, fiduciary, court-appointed, and other professional services remain with the appropriately qualified professionals responsible for those respective areas.
The selection and engagement of any third-party professional remains solely the responsibility of the client.
